About Whispering Oaks Subdivision

    Whispering Oaks Subdivision is a covenant controlled sub-divided community in northern Wilson County Texas.  The subdivision has heavily wooded rolling hills in the country with 2 to 5 acre building sites and has low Wilson County Taxes. 
    Subdivision amenities include paved roads, water, fire hydrants, electricity, telephone, landscaped entrance and a beautiful private 5-acre park with pond, pavilion and sports court.  Whispering Oaks is in the Floresville ISD and served by the Eagle Creek Volunteer Fire Department, EMS and Wilson County Sheriff’s Department.

Site Preparation and Engineering:

    Galbraith Engineering provided pre-construction consultations, engineer designs and phased inspection services.  Engineering services included foundation, framework of building and roof structure.

3000 PSI concrete, #5 & #6 steel rebar reinforcing in beams

Structure
2x4 stud walls, 16” on center, treated bottom plate, load sized headers; 2x6 and 2X8 rafter roof structure.  ½” OSB roof deck, OSB sheathing with Tyvek House wrap, rough sawn wood fascia, fiber-cement board soffits, beams and headers meeting load requirements. 

Veneer
    100% brick and limestone rock random laid per plan.

Roof
    Dimensional composition shingle roof, manufacturer rated 30 year shingle over 30 lb felt paper with standard roof flashing

Heating, Venting and Air Conditioning
    Split system – Engineered heat pump system with R6 fiberglass and flex duct systems with a minimum of 14 SEER Energy Efficiency Rating

    PVC vent and drain lines, Kitec water lines, architectural grade fixtures, 1-50 gallon water hear. Master bath includes jet tub.  Designer toilets

Electric
    Electrical panel boxes and plugs and switches wiring to be copper with all wiring to NEC code. 
Block and wire for ceiling fans in all bedrooms and family rooms, smoke detectors, telephone wiring, pre-wired alarm system (touch pad and horn not installed) and coax cable included.

Drywall
    5/8” fire code on ceilings, ½” walls – tape and float with orange peel texture on walls and Monterrey drag texture on ceilings.  – rounded corners at vertical wall corners, except windows – all windows framing is wooden picture framed with wraps.  Niches accent wall space

Insulation
    R-13 batts in walls, R-19 at slopes and attic knee walls, R-30 blown in ceiling where applicable.  Wall penetrations, wood, concrete junctures, windows and doors have polycell (expanded foam) treatment. Garage walls and ceilings are not insulated unless adjacent to living areas.

Windows
    Aluminum frame, double pane, Low E with ½ screens.  Wood picture frame windows with wraps

Fireplace
    Pre-fabricated metal firebox with metal flue pipe and rain cap.  Random laid white limestone rock front.

Flooring
Ceramic tile per plan locations – living areas, kitchen, bathrooms and lavatories.  Hardwood flooring in office areas.  Cut pile plush carpet over upgraded pad in bedroom and media room areas.
